Consulta PDM (Portugal)
Consulta PDM answers the first question of any building project in Portugal: what does the municipal master plan (PDM, Plano Diretor Municipal) allow here? Two read-only tools: - PDM rules at a point: give a latitude and longitude and get the municipality, the land-use category from the official national map (CRUS, Direção-Geral do Território), whether it is buildable, the floor-area index, the maximum number of floors, the articles of the regulation that apply, whether the plot touches the RAN (agricultural reserve) or REN (ecological reserve), and a link to the full analysis on the map. - PDM of a municipality: give a municipality name or its DICO code and get every land-use category of its PDM with the same fields, the plan in force (Diário da República notice) and links to the municipality page and the map. Coverage: the CRUS map in 283 municipalities (mainland Portugal and the Azores) and regulations read article by article in 219, growing. The regulations are read and reviewed by XYZ BIM, an architecture and BIM practice in Portugal. Values are returned in Portuguese, as written in the law. No account or key is needed. The point tool shares the free daily limit of the public map (5 different plots per day per connection). Height, coverage, minimum plot size, permitted uses and conditions are in the full analysis on pdm.xyzbim.eu and in the paid API. Results are indicative and not legally binding: always confirm with the regulation in force and the municipality. Base data: DGT and DGADR, CC-BY 4.0.
