The Condo Book Project
The Condo Book Project brings NYC condo offering plans into your conversation. We read the plans that sponsors file with the New York Attorney General and match them to the city’s recorded sales in ACRIS, so Claude can answer questions about a building from its own documents instead of listings and marketing sites. Ask Claude to: Find buildings by name, address or what their plans say, filtered by borough, neighborhood, year, amenities or common charges. Pull up a building: common charges and property taxes against similar plans, offering prices and price per square foot, unit mix, first-year budget, the team behind it (sponsor, attorney, architect, managing agent, sales team, lender), amenities, staffing, systems and finishes. Compare a building with its closest comps, or with up to four buildings you name. List recorded first sales from ACRIS, newest first, with closing prices against the sponsor’s price list where we can match them. Quote the offering plan itself: short excerpts with the document, the page and a link to it. Every figure comes with its source, such as “Schedule A, pp. 59–61,” so you can check it. The connector is read-only. Buyers use it to check a building before signing, agents to prep listing comps, and boards, lenders, appraisers and developers to benchmark budgets, pricing and sales. A free Condo Book account can connect and search buildings. Building details, comparisons, sales and plan excerpts are included with Pro. Sign in with an email link or Google.
